Bulgarian Property Market Booms Again 2007

Good news again for Bulgarian Property Investors as the Bulgarian property market was the worlds strongest in 2007, with an estimated turnover of 11.36 billion it has exceeded all expectations and has seen an increase of over 2.36 billion Euros over 2006 figures.

It is predicted that the Bulgarian Construction Boom will continue to grow at 12% - 16% year on year until 2010.

We have seen prices rise dramatically over the last few months and this is set to continue due to the good mortgage market, high revenue of properties and the weak impact of the global credit crunch on Bulgaria.

Britain and Russia played an important part in maintaining these excellent market conditions with high investment in Bulgaria.

UK investors accounted for 40% of all Bulgarian Investments in 2007 and Russia accounted for another 38% of all investments in the Bulgarian Market.

As predicted previous property investors in the Bulgarian Property market will indeed benefit from these conditions but on the other hand those looking to invest in the future will pay slightly higher prices for Bulgarian Property, but all and all, the outlook is very favourable as prices still remain the cheapest in Europe.

An additional benefit to property investors in Bulgaria is the reduction to 10% flat rate of tax making Bulgarian one of the most tax efficient countries to relocate or invest in to.

Another benefit for this year is the introduction of more Budget Airlines increasing their flight frequency to Bulgaria which will make travelling to Bulgaria much more cost effective.

Well all home owners and second home owners in Bulgaria have a right to be Cheerful as reports in the Financial Times recently indicated that due to High European Investments and High Local Investment, Bulgaria has shown fantastic resilience to the current credit crisis facing other countries such as America and Britain.

Bulgaria is definitely a sound investment which has been proven time and time again due to the amazingly cheap prices of investment property. Bulgarian Property is the least expensive in all Europe. Reports have shown that a Bulgarian property bought in April 2006 for £5,000 {yes that’s how little a property and large plot of land can cost} could now resell for approximately £7500.

Statistics have shown that it is Russia, Romania, Poland and Ukraine that are investing most in Bulgaria recently and have now overtaken the American, British and Irish Investors who were the first to put down roots and invest in this amazing country.

The slight down turn in investors from the UK, Ireland and America is understandable due to their current situation, they are being prudent, but as any sound investor would agree now would be the best time to invest, I know you are probably sick of hearing about how cheap and fantastic Bulgaria is, because every body and their fathers are talking about it, well I rest my case the Majority Rules and facts speak for themselves.

The property prices in Bulgaria have benefited from a 13-18% rise this year alone and yet still remain 20-30% cheaper than any other country in Europe. The financial outlook for Bulgaria’s future is very favourable indeed.

The fact remains that Bulgaria has so much to offer a Property Investor with its outstanding scenery, low cost living, high rental returns, high returns on income invested, fantastic beach and ski resorts and last but not least the Weather!!!

Can we really afford to live in the UK, we have experienced 5 interest rate rises over the last year and another is forecast before this year is over.
The increase to 5.75 per cent last month saw the cost of borrowing reach it’s highest since March 2001.
But there is good news experts believe that rates will peak at 6 per cent and then stabilise over 2008 and 2009.
YEAH!
Can borrowers really last that long?
Well only time will tell but statistics show there is an alarming amount of people in the UK either being made Bankrupt or opting for voluntary Bankruptcy!!
The amount of sub-prime borrowing is increasing at alarming rates.
Statistics show that a phenomenal number of people in the UK are borrowing on credit cards etc just to meet everyday living expenses like food!!!
And then to top it all we are seeing an increase in Council Tax Bills but a decrease in services but hay this is to help the environment.
How leaving rubbish on the streets for two weeks at a time is going to help the environment is beyond me. But it’s all well as we can use the recycling facilities to reduce waste. Yes, but am I missing something here, will families and businesses not increase their petrol consumption etc taking their excess rubbish to the local skips and recycling plants?
What a good idea!!!

Bulgarian View

Hi all, just a quick word on Bulgaria!!! LOL!!! I know Bulgaria has had a few bad press reports over the last few months, due to over development, crime etc, and I just have to say in it's defence, from a communist country trying very hard to meet E.U. rules it's doing none to bad.

My parents first introduced me to Bulgaria in 1980 and oh what a culture shock!!! I was 8 years old at the time and believe me to be met at the airport by guards carrying machine GUNS was to say the least terrifying!!! It’s not quite as bad as that now though!!!
My older sister and I were not the skinniest of kids in fact we were quite tubby in comparison to the Bulgarian Children, to the extent that we were being poked and prodded to see if we were real!!! No joke!!! (More on this later) But despite this we were amazed at the overall friendliness of the people and the beauty of the country!!!! Bulgarian Views
I have returned numerous times over the years to visit friends that we made, as well as visiting neighbouring Romania and Turkey, but there is no comparison when it comes to the Bulgarian people who I have met. The majority of them are very poor but they would give you their last as I discovered on my most recent trip over. I had decided that I loved the country so much I had to buy a plot (now that we can) and when looking at a plot an old Bulgarian lady emerged from a small property and although my Bulgarian is very limited with the help of our Bulgarian friend I was able to understand what she was saying. She offered us to join her in her home to get out of the heat and to quench our thirst with her homemade juice from her winter store. Delicious!!!! She made us feel very welcome and at the end of our visit she held my cheeks and kissed me!!!!! This brought a tear to my eye!!! She was not trying to sell anything but she made me aware as to why older Bulgarians are now trying to sell their properties. Most have family who have moved to the cities, some have lost their loved ones and no longer have the ability to stay in Rural Villages. They are now being offered new houses with heating and insulation in the near by cities through the Governments Improvement Scheme. Therefore they are desperate to sell their properties to move closer to their families and as you can imagine this can be a very trying time for an older person trying to maintain their land and their home and in the end if it does not sell they will abandon their property, which is just terrible after all those years tending their land and home to have to leave it must be heart wrenching. I knew I had to help. I set up my company Bulgarian Investment Solutions Ltd to do just that and the majority of our properties are in Rural Villages. I now feel we are making a difference.
